Bridging loans can be secured via a first or second charge against a wide range of asset types, including land, residential and commercial buildings, and in some cases, other valuable assets. 

The bridging finance market typically offers higher loan-to-value (LTV) ratios compared to traditional funding options. In some cases, lenders will secure the facility against multiple assets to provide greater leverage for the borrower.

Interest payments can be structured flexibly to suit the borrower’s needs. For example, if the asset is income-generating, interest can be serviced monthly. Alternatively, it can be rolled up and repaid at the end of the term, which is ideal for short-term finance scenarios.

Property developers often use bridging loans to acquire development sites or existing properties while they seek planning permission. In such cases, costs can often be reduced by working with the same lender to increase the facility and fund the development phase. 

Bridging loans are also commonly used post-construction to refinance existing development debt at a lower rate or to release equity from a completed project for future investments — this is known as a development exit loan.
